It would be ideal for many people on this site to be able to get either a very run down property with a few acres or a few acres of land with the possibility to build a house.

As we have many members all over the country do such properties still exist after the recent property boom? Have they all been acquired by builders or people out for a quick profit?

Such a prospect appeal to us but, again, it's a question of do they exist and where can you track down the details.

Hmmmmmmmmmm guess what I've been doing since reading your post T?

FEATURES Rural Character Cottage
2 Double Bedrooms
Spacious Family Bathroom
Farmhouse Dining Kitchen
Spacious Character Lounge With Feature Fireplace
Double Glazing
Oil Central Heating
Garage And Parking. Beautiful Views
Low Maintenance Garden. Natural Woodland Area
Excellent Family Or Holiday Home
Low Greenfield is a hamlet of 5 dwellings in the beautiful rural valley of Langstrothdale Chase. It is about 7 miles from Hawes, and 7 miles from Buckden. The pub and church at Hubberholme (4 miles) are the closest facilities for "spiritual " refreshment. The scenery and walking in this area are outstanding. The hamlet is served by a single track gated council road.

The house is really spacious, the 2 large bedroooms and bathroom could easily be split into 3 good bedrooms. The lounge is large with traditional inglenook stone fireplace, beams and heavy oak doors. A practical dining kitchen and useful study and utility make this a practical home for holiday or family use.

Outside there is ample parking, garage, small lawn and an area of natural woodland to rear.

I will probably have to register with some agents, but I'm currently just trying to think of what to do (with my job, which country to move to etc) and the agents often don't tend to give much help unless you've a large case full of money. Well, not quite, but I'm after general info at the moment.

Any properties like this in the South West? (50 acres, lovely area, near the sea, some woodland, a stream, with a very run down property or planning permission - I'm not that fussy). How much would something like that go for if it existed?

Not sure.

The thing is, to be able to even look at the price of what I want without fainting it would have to be very run down or it would be too expensive.

I can do the renovating over a few years, it's the area and land I'm after.

It is possible, but it takes a lot of hunting so I'd start looking straight away, drive around potential areas at weekends and put your name down at the local agents.

It does boil down to being there. At the moment I'm just trying to plan what to do over the next few years and want some rough ideas.

Has anyone found online searches any use, or do the properties either not make it or go before they get online?

On line searches can be useful but there's no real substitute for eye to eye contact.

hands round necks is always the best position to take with estate agents, unfortunately some of them don't seem to think so

Our experience so far is that its a question of luck. Hopefuly others have something more constructive to offer!

We did find one house by driving around, that seems to have a boundary through the middle of it - its derelict, and we were unable to find the owner (or owners!) Our current potential house turned up by himself sweet talking the reception girl in the estate agents, and himselfs next project (he's an evil property developer) was owned by the farmer who we approached about the last one.

Our next step is going to be to look at auctions - although I think there may be pitfalls for the unwary. The other place to look might be the self build magazines - that's where I'd advertise if I had one to sell.

Perhaps this is not the best time to admit that I used to be an estate agent then

Although my success may have been in the fact that I refused to show people round totally unsuitable properties
