Never saw frontier house (damn!) But I think I'd rather fight with the planning authorites than shoot the locals! At least I know the rules (even if the planning authorities don't!)

Sort of on this theme, if something is advertized as grazing land, and you wanted to change it to something else (such as more crops, trees, etc.), is this a problem?

Potentially yes. If the land is classified "agricultural", then technically you can't dig it up and plant a veg garden. You could plough it up and put the whole field to rape or lupins, but I think that even turning it into a market garden would be a change of use.

What about agroforestry? Is that still agricultural? And is equestrian grazing (which is what is intended for, I think) agricultural?

Presumably you need to look at the equivalent of deeds and covenants?

If it is equestrian, then it already has the change of use from agricultural - and is probably more expensive as a result! You should be able to plant what you want, though. Don't know where agroforestry fits into the equation.

You would definitely want to check out the deeds and covenants before handing over any money.

Just taking a field for your own use for fruit and veg and a few animals is in effect turning it into a garden and change of use. This is why don't all do this! I think operating a commercial market garden is different but still is change of use.

I keep hearing rumours that their might be a change in planning laws to help self builders take some of the strain of house shortages. I will try to find the article, it was in an old Self-build mag i think.

So, basically, if anyone wants to downsize, other than being able to buy a farm, you will have to apply for change of use on any land they acquire? Even if you say that you're going to sell some of your produce?

So, how easy is this to do?

My limited experience is that loacal authorities are very wary of doing this as it is one step towards developing the site. I enquired about a piece of land and they were adamant that change of use would not be given as it was green belt, adjacent to but outside the village boundary. he said too many people were buying fields next to their house, incorporating it as garden and then trying to get planing permission to build in the large 'garden'.

a biggish problem round this area behemoth

seems to be the trend to buy ahouse with a nice size garden and then wack in for the planning permission, sell that bit and create a house with a small garden and 3 other houses with infinitessimal gardens but with big price tags.......
