Do you think it would be better to buy a house then look for land nearby, or buy the land then look for a house nearby? (assuming you couldn't afford a house with attached land)

Any tips, help, comments, experiences gratefully received.

If it helps, the area concerned is Devon and possibly Cornwall.

Buy the house, if you can't afford the property then the land is a wasted investment, if land isn't currently available then you always have the option of renting, or getting an allotment in the short term.

Thanks Jonnyboy. Unfortunately an allotment isn't suitable - I have pigs, chickens and geese!

But you should be able to rent land not too far away, a lot of farmers that aren't prepared to sell are more than happy to rent.

I've been thinking along the same sort of lines. What do you regard as near by? Also how fussy are you about a property and land? Are there any chances of finding land with the chance of building a small property?

It might be more difficult to find one that will allow pigs on the land, sadly. Most grass keep adverts around here specify sheep only or sheep + cattle.

"Nearby" to us would mean ideally with 3 miles, preferably less. We aren't (too) fussy about the property. The land would need some sort of water supply and ideally with mains electricity nearby to be able to connect to.

We don't really want to rent (not in the long term anyway) although we would in the shorter term if we really had to.

How keen are farmers to sell their land? Is it a case of they will if the price is right?

Mostly, although future development potential and perhaps access to other bits of their plot also count.

Sorry I'm going slightly off topic here...

I've been selling off (inherited) land over the last few months and it is really frustrating because it's all tenanted so the only person able/willing to buy it is the current tenant, I wonder what percentage of farmland is held in this way?
